We will keep the process as easy and smooth as possible to ensure that your search is trouble free.

We Recommend that you take the time to decide what kind of property would suit your needs:

  • Think about security, the size of your furniture, suitability for medical conditions, and so on.
  • You should also consider the location in terms of travelling distance to work, schools and shops.
  • Affordability of the monthly rental payment, electricity bill, water usage, telephone bill, insurance and so on.

The Process made Easy

  • first of all, you need to contact us through our website - or you can give us a call and speak directly to an agent.
  • we will assess your rental requirements, and compile a list of properties available to match your needs.
  • your agent will communicate with you for appointment dates, times, and set up property viewings accordingly.
  • once the above criteria has been completed, your agent will accompany you to all property viewings and make sure that you are satisfied with the results and answer any questions you may have.

The Next Stage - Agreement

  • once you have chosen a property, your agent will submit an offer on your behalf.
  • upon approval of the offer, your agent will guide you through the terms and conditions of the Agreement of Lease.
  • in terms of the lease agreement, you will be required to provide references, letter of employment, and an ITC credit check will be done in compliance with all FICA requirements.
  • your agent will proceed to draw up the Agreement of Lease, which will be made available for your signature and in addition require you to pay the deposit in order to secure the property.
  • all rental payments are in advance, and once all payment conditions as stipulated in the Agreement of Lease has been met, your agent will assist with check-in procedures.

Occupancy of the Premises

  • as the new resident of the premises, you will be required to sign an Inventory for the property you occupy.
  • the Inventory will detail all the fixtures, fittings, content and condition of the premises and / or furniture.
  • your agent will assist with your check-in procedure which includes handing-over of keys, inspection of the property, and completion of the Inventory.
  • as most rental premises on our portfolio are under Property Management, all future problems must be addressed in writing to our offices.
  • we will act promptly to assist you, and undertake all communication with the Landlord.
