Property Listing
- we offer advice regarding rental income and relative market information.
- you will be required to sign a Letting mandate.
- once we have listed your property we start the marketing process immediately.

Tenant Procurement
- suitable for owners who use our database of suitable tenants for their vacant properties, however they perform their own rental collection and property management.
- we conduct reference checks and make sure that the lease agreement is signed.
Property Administration
- the process of managing a tenant and property could be a daunting one, and owners should be extremely cautious.
- in order to avoid pitfalls, and side-step lengthy problem solving, we offer the following services:
- we facilitate the process of finding suitable tenants for your vacant property.
- we manage the tenant and the property.
- we collect the monthly rental by using a debit order system, and the owner is assured of prompt rental collection and accurate reporting.
Tenant Deposit Trust Account
The Penthouse Property Investments is fully registered with the Estate Agency Affairs Board. Our trust accounts are opened in terms of section 32(1) of the Estate Agency Affairs Act, 112/1976.
Property Inspections
We will conduct property inspections on a regular basis as recorded in the Agreement of Lease for the duration of the lease period.
Inventory on Occupation and Exit
- If the property is furnished we recommend landlords should have an Inventory compiled with details of all the fixtures, fittings and any furniture inside the property describing their condition.
- This is used during the check-in to the property; and later referenced at the check out - at the end of the lease period.
- We offer this as a professional service - and will compile a comprehensive report for you.
- On the day of occupation your agent will check-in the tenant, and fill in the Inventory. After this you receive a detailed check in report.
- On the day of departure your agent will check-out the tenant, and check against the Inventory for any damages. You will receive a detailed report.
Utility Payments
Such as water, electricity and levies. On instructions from the owner, The Penthouse will pay suppliers directly from the accrued monthly rental.
Comprehensive Monthly statements
Monthly statements are issued to both the owner and tenant.
Legal
We will handle all disputes and legal procedures on your behalf.
Preparation To Let the Property
- a professional photographer will take pictures of the property.
- these pictures will be displayed on our website and advertised accordingly.
- we will alert all potential tenants on our database about availability of new release.
- with the consent of the landlord, we will display a TO LET sign on the property.
- we will actively market the property to the general public by means of targeted advertising in well-established media.
- communicate on a regular basis to keep the landlord informed of our progress.
Conducting the Process
- we will proceed to scrutinize all tenants on our database for suitable applicants.
- once an applicant has submitted an offer to rent your property, we will contact you with details of the offer.
- we will negotiate on your behalf to secure the best rental income possible.
- once you are satisfied with the offer, we will proceed to complete the paperwork and forward references for your attention.
- we will negotiate the terms and conditions of the Agreement of Lease - such as duration of lease, start date, rental price and so on.
- an Agreement of Lease will be compiled and this is signed by Landlord and Tenant.
- we require deposit equal to a months rent plus the first months rent in advance or at the point of signing the Agreement.
- the deposit is held in an interest-bearing account with First National Bank - with accrued interest for the benefit of the tenant.
Conclusion
On the day of occupation your agent will check-in the tenant, hand over keys to the premises, and complete the Inventory.
After this you will receive a detailed check in report.
